How does it work?
Select your state, enter the property value, and choose the buyer type. The calculator applies the state-specific stamp duty rate for that buyer category. Registration charges are computed at the state's registration rate, subject to any cap the state imposes.
For example, Maharashtra caps registration at ₹30,000. Delhi also caps it at ₹30,000. A ₹1 crore property in Maharashtra costs ₹5 lakh in stamp duty plus ₹30,000 in registration for a male buyer. A female buyer pays ₹4 lakh plus ₹30,000.
Rates shown are for urban residential properties. Some states have separate rates for agricultural land, commercial property, or rural areas.
Stamp Duty in India
Stamp duty is governed centrally by the Indian Stamp Act, 1899. States set their own rates under Entry 63 of List II of the Constitution. Rates range from 3.5% in Goa to 9.9% in Meghalaya.
Female buyer concessions exist to encourage women's property ownership. Delhi, Maharashtra, Haryana, Madhya Pradesh, Rajasthan, UP, Gujarat, Odisha, and Bihar all offer reduced rates for women. The concession applies only when the property is registered solely in the woman's name. Joint registration may attract a blended rate.
Stamp duty paid on a residential property qualifies for Section 80C deduction, up to ₹1.5 lakh per financial year. The deduction is available in the year of payment, not the year of possession.
Tips to get the best results
- Check the state registration portal before paying. Stamp duty rates change with state budgets. Use this calculator for estimates and confirm the exact rate with your state's sub-registrar or revenue department.
- Consider registering in a female name if the rates differ. A 1–2% saving on a ₹50 lakh property is ₹50,000–₹1 lakh. The concession requires sole registration in the woman's name.
- Stamp duty is computed on the higher of the sale price and the circle rate (ready reckoner value). If the circle rate in your area is higher than the sale price, stamp duty applies on the circle rate.
- Registration charges have a cap in some states. Maharashtra and Delhi both cap registration at ₹30,000. For properties above ₹30 lakh, the effective registration rate drops below 1%.
