How does it work?

Land measurement units in India

North India uses bigha, biswa, kanal, and marla. UP bigha is 27,000 sq ft. Bihar bigha is 27,225 sq ft. Rajasthan's kachcha bigha is 17,424 sq ft. MP bigha is 12,000 sq ft. Himachal Pradesh bigha is 8,712 sq ft. Kanal and marla are used in Punjab, Haryana, and J&K. Eight kanal make one acre. One kanal contains 20 marla.

South India uses cent, dismil, gunta, ground, and ankanam. Cent and dismil are different names for the same size: 435.6 sq ft. Cent is used in Tamil Nadu, Kerala, Karnataka, and AP. Dismil is used in Bihar, Jharkhand, and West Bengal. One hundred cents or dismil equal one acre. Ground is a Tamil Nadu unit. One ground equals 2,400 sq ft, roughly a standard Chennai residential plot size. Ankanam is used in Andhra Pradesh and Telangana.

East India uses bigha, katha, and chatak. Bengal bigha is 14,400 sq ft, significantly smaller than the UP bigha. One Bengal bigha has 20 katha. One katha has 16 chatak. Bihar uses a different katha size: 1,361.25 sq ft versus 720 sq ft in Bengal.

Tips to get the best results

  • Confirm which state's bigha your land document uses. Six different bigha sizes exist. The state is usually noted in the sale deed or khasra record.
  • Use acre as a cross-check across regions. Acre is understood everywhere in India and appears in most national land databases.
  • Cent and dismil are different names for the same size. A TN seller quoting cents and a Bihar buyer quoting dismil are using the same unit.
  • Kanal subdivides into marla, not into katha. Do not mix Punjab and Bengal subdivision terminology.
